Property values increase in Indraprastha Extension
Indraprastha Extension, the fringes of East Delhi, before the start of Ghaziabad was the mainstay of retirees and those on the lookout for low-cost housing once. Shyamal Das, an old resident who took up residence in the locality two decades ago reminisces how auto drivers would not ferry him to the “Yamuna paar” area after sundown.
A bustling residential locality today, probably one of the first in East Delhi to have builder floor multi-storey apartments within gated communities, Indraprastha Extension or IP Extension as popularly called is one of the most sought-after residential addresses for those who can lay their hands on hardly available property. Bordered by Mayur Vihar, Preet Vihar and Ghaziabad, IP Extension scores on its proximity to other prime locations such as Vikas Marg, Connaught Place, Noida and Indirapuram (all within a 10-12 km distance).
As per data from MagicBricks, the capital values in Indraprastha Extension rose 4 per cent in the Jan-Mar 2013 quarter. “Availability of projects at lesser values, metro connectivity and good road infrastructure are the key reasons for the rise,” says Kamal D Patil of Landmark Real Home. “Indraprastha Extension offer comparatively lower rates for property, which is the main reason for consistent rise in values quarter-on-quarter,” Patil said.
The value of property in the locality is between Rs 10,000-12,000 per sq ft. Though most projects offer 2 and 3 BHK apartments, 1 and 4 BHK housing formats are also available in the locality. Most properties in the locality are above five years old. There are over 100 Cooperative Group Housing Society properties.
Ajay Kumar of PropHunt, a realty firm, describes the place: “IP Extension is a well-planned colony developed by state government with general public, resident welfare societies way back in the late seventies, when private-government employees formed a group, collected money after formation of co-operative societies to build multi-storey apartments with facilities such as car parking, lift, parks, community centre, temple, guard room within gated communities.”
“Located near Anand Vihar and Akshardham Mandir and with easy connectivity to both through metro rail and public conveyances, IP Extension is one of the most thickly populated areas, preferred by lawyers, doctors, government officers, businessman, and professional from all walks of life,” Kumar adds.
